Well the ground is all cleared now and there is nothing really to show except mud thanks to all the Melbourne rain (our average rainfall for the whole of June has already fallen).
So instead of artistic photos of mud...I thought I would share the plans.
The house is based off a Henley Emperor Nouveau Q1 to see the standard plans go look at the Henley website
http://www.henley.com.au/find-a-home/collections/clendonvale/emperor-series
We haven't changed too much from the standard plans - added a downstairs guest bedroom with en-suite which is mainly for the overseas grandparents, a walk-in linen cupboard downstairs (wow storage) and a couple of extra windows, one in the guest bedroom and one in a bedroom upstairs. But that's it.
So the plan for how it will sit on the land is below. The road is at the top. The dark shaded trees are the ones we had to remove I cried the most about the beautiful Japanese maple in the front yard and the nectarine tree at the side of the back yard. The house is set back 7m from the front which we had to get a dispensation for from the council. But we wanted to maximise the backyard while not being right on the road. We end up with around a 8.5m backyard (from the back of the house to the back fence) including the alfresco which is around 2m, but the backyard will also be 18m wide so it will be great. The double line around the back of the house with the V's in it is where they have to 'cut in' to flatten for the slab and the dotted line around the front is where they will fill to.
So what will the house look like?
Here are the elevation pictures for the front and back.
We have a balcony out the front with a glass wall to see the view of the Dandenong's and large double sliding doors out the back. Below our drawings is a picture of a show home with the same façade although our colours will be different.
So what is the layout inside?
The ground floor opens to a large open staircase and hallway with the guest room off to the right, then the theatre/formal lounge room. Then the whole width across the back opens to an open plan kitchen, dining room and family room.
The 2nd storey has the master suite across the front of the house with the balcony. It is amazingly big and we will have a lovely view of the hills. There is a large ensuite and a massive dressing room. There is an upstairs lounge room. The three bedrooms are across the back and the smallest one will be our study.
It is twice the size of our original house even though it only has one more bedroom. But the living spaces are much bigger and there are more bathrooms (I know I have to clean them all!!!)
We can't wait for stuff to start happening now and are impatient for them to start the digging and lay the slab.
Hopefully that will be our next update soon!!!!
